Do you ever dust your house, just to realize that within a day or two that it's time to do it again? Do you frequently get headaches or irritation in your eyes, nose, or throat?
Than it may be time to clean your Air Ducts. I met with Hannah Schimmel, Owner of Faithful Cleaning to learn about the importance of keeping your home's ventilation system cleaned. Many people don't realize that this affordable and often times over-looked task has not only health benefits, but also financial benefits. Here are Five of the Most Important Reasons to Have Your Air Ducts Cleaned 1. ALLERGIES- By properly cleaning their air duct system home-owners protect their families from harmful dust and other contaminants. Air ducts provide an ideal breeding ground for bacteria, mold, fungi, and other allergens. Children under the age of four are particularly vulnerable and the result may be allergies or asthma. 2. MOLD -Many air duct systems are located in a home’s basement. Most have had a wet, damp, or flooded basement in the past. This moisture may cause mold and mildew to grow in and around the duct-work. An anti-microbial should be fogged into the system after the cleaning to prevent future growth. 3. PETS -Animal fur can get trapped in a home's vents, causing a build-up of living germs, fungus, and other allergy-causing bacteria. Pet dander can also exist from a previous owner, which can cause reactions for people with allergies. Fur and dander can also hinder the efficiency of the HVAC system. Over time clumps of hair will slow down the airflow for the entire system. 4. DUST -Home-owners may dust constantly, only to find the dust back the very next day. This is caused, because the built up dust continues to flow through the house and the duct-work until it is properly cleaned. Even new construction homes will have drywall dust and construction debris in the duct-work before the owners even move-in. 5. EFFICIENCY -Years of dust, hair, pests, and other pollutants in duct-work will hinder your HVAC system’s airflow. A proper cleaning will help remove the build-up and promote the proper airflow needed to run the system at peak efficiency. A thorough cleaning will also remove any spiders, insects, and even rodents that have lived and died in your homes duct-work. With the average home accumulating 40 lbs of dust annually, Air Duct cleaning is an essential part of maintaining your home. When most people think of yard work they think of spring. However- a large part of how your yard grows in the spring, depends on how you prepare it in the fall. As winter is creeping up quickly, we decided to meet with local firefighter and lawn care specialist Aaron Koehn the owner of Aaron Koehn Lawn Service. Aaron has years of experience with lawn- care and offers a variety of services such as mowing & even fall leaf clean-up. Here are 5 Essential Lawn Care Tips 1) If you have encountered problems with growing grass or other vegetation, the fall is a great time to consider having the ph level of your soil tested. A level of about 5.5 is ideal but may need to be adjusted to support new growth. 2) If you are still watering your lawn be cautious of watering too late in the day. If your lawn does not adequately dry out and is left damp for more than a couple hours fungus may develop and cause harm to your lawn. 3) Consider cutting your lawn at a taller height during the hot summer months than you would in the fall. The roots often grow only as deep as the grass is tall, in the summer the grass needs the extra water. By cutting at a taller height, the longer roots will help your lawn to find the hidden drinking water that it needs. 4) Do you want your neighbors to notice the grass is always greener on the other side? Now is a great time to apply an application of nitrogen. By applying a 13-25-12 fertilizer on your lawn, you will be able to give your lawn a deeper shade of green. 5) If mowing your lawn yourself, consider routine cleaning of your mower. Dried grass can accumulate and hide screws and bolts important for changing and replacing basic parts of your mower. September was filled with first birthday parties for some of my favorite little people, some of my best friends weddings, and John and I's honeymoon in the beautiful St. John USVI.
In between all those exciting times-I was working with all sorts of amazing clients! I feel so blessed to be able to work with so many wonderful people. Buying a new house is such an exciting time in peoples lives and I am so grateful to be a part of this business. October has been exciting and busy- The Trisha P Realty Group took a team outing to beautiful Las Vegas to celebrate another successful season in real estate! Check out some of my wonderful memories below and stay posted for some exciting FALL updates! Its that time of year again! Everyone is getting back into routines and students are moving back to campus! When students are away at school, much of their time is spent in their dorm room. Their home away from home needs to be a multi-functional space to enjoy. Most dorms supply two beds (with stack-able option) and two desks with chairs. The rest of the room is a blank canvas for you to create a space that represents YOU! Utilizing these tips will help create a space that is both functional and cool. 1) Bedding- Set the tone for the room with your bedding. In such a small space, your bedding is going to take up a large portion of your room. Use bedding to create a focal point for the space and accessorize the rest of the room around it. 2) Add a Comfy Chair- Dorms are very limited on seating. A comfy chair will come in handy whether your studying for a test or having friends over to hangout. 3) Lighting- One simple and useful way to transform a space is with lighting. Whether you go with sparkly twinkle lights strung across the room or a cute desk lamp. Lighting is not only essential, but it is also a great tool to enhance the feel of a room. 4) A Dorm Fridge- This one may seem a little obvious, but you will need a place to keep your basic food and drinks for when the food hall is closed. A dorm fridge is just one more way that you can personalize your space. Tape and Chalk Paint are both great options to customize your mini-fridge. 5) Add A Rug- Dorm floors are usually cold and boring. Adding a rug will help warm the space and create a more home like experience. Have you lived in a dorm? Share your pictures in the comments. Trisha P Realty group wishes all of our students and teachers a great school year! Just for fun, here is a throw back to my college dorm! (Circa 2009)
Have you ever noticed how you can drive down the same street every day and then a house goes up for sale and you think to yourself, "Wow, I have never noticed that house before". So what is it that sets apart the houses that you remember and notice from the row of houses that blend together? Curb Appeal. The first thing that you and everyone else sees when they look at your house. Curb appeal has the ability to convert your house from being just another house in the neighborhood into being the nice house down the street. Home owners don't have to spend a fortune to have curb appeal. With just a few simple DIY updates your home can look like something off of HGTV. Here are five tips to boost your homes exterior 1) Stencil your front porch - Whether you like the idea of a bright floral pattern, a faux wood look, or classic stripes stenciling is one way to draw the eye to your entry way. Check out this beautiful entry way created by thedempsterlogbook or check out this how-to video on Youtube: 2) Paint Your Front Door- High Impact, low cost, and hardly takes any time. Painting your front door is the perfect opportunity to let your personality shine through. Whether you decide to stick with Feng Shui and do a classic welcoming red or try something bolder like a bright lime green; you are sure to make a statement with a colorful front door. I personally love this bold blue featured on Prettyworld. 3) Spruce up old planters- Over time weather can cause beautiful planters to fade and become dingy looking. A quick spray paint can give new life to your current flower pots. With so many new choices for spray paint you can go with anything from a classic textured bronze to a sleek metallic similar to the one featured on Listotic. Home Depot has the Rust-oleum Metallic spray paint for $3.76 a can. 4) Spice-Up Your Garage Doors- Give the illusion of high-end garage doors by simply adding decorative hard-ware. For less than $10 and very little time you can create a more custom appearance. 5) Put Out A Welcome Mat- Welcome guests to your home with a message. For those who are more traditional, a classic home sweet home or welcome could work. However I personally love the idea of being silly with the message. Check out these awesome Door-mats I found from ShopjosieB on Etsy. Have you completed a DIY Curb Appeal Project? Let us know your ideas and share your thoughts!
According to the National Association of Realtors, 35 % of current home buyers are Millennials. Generation Y (Ages 18-35) are ready to buy homes, but their wish-list may be slightly different from the needs of past buyers.
Here are five things that are sure to grab this generations attention 1) Open Floor Plan- Generation Y loves to multi-task. An open floor plan allows home owners to be able to be everywhere that they need to be all at once. Whether they are entertaining guests while they finish cooking or watching the kids while they clean up after a meal. 2) Designated Laundry Room- Millennials prefer to have a designated room to do laundry. According to a survey completed by the National Association of Realtors 55% of generation Y would not consider buying a home that did not have a designated laundry room. 3) Storage- With the desire for an open clear space/floor-plan it is important for millennials to have plenty of space to store their belongings. This generation is willing to compromise on square footage, as long as they have plenty of storage. Items that top millennials lists are food pantries, large closets, & even a come back in linen closets. 4) Low- Maintenance- Millennials are very busy and very social. The last thing that they want to spend their time-off doing is working on their home. Low maintenance landscaping, siding, and decks are all highly desirable to young home- buyers. 5) Energy efficiency- With so much focus on going green, Generation Y is not only concerned with lowering their utility bills, but also helping the environment. Energy-saving appliances, windows and furnaces see a large return in investment. Small changes such as shade trees and CFL Light-bulbs can even make a difference. Many communities are even offering tax incentives for "Going Green". For those in the Kansas City area be sure to check out Kansas City Power and Lights energy efficiency incentives. https://kcpl.com/recyclenow |
